|BOOKING AND PAYMENT TERMS APPLIED AT LOMATÄHDET|
Lomatähdet follows the following terms and conditions with regard to the ordering and booking of accommodation services and the cancellation of services ordered. These terms and conditions will become binding upon both parties after a customer has ordered a holiday resort for a time point requested and paid the advance payment defined in the contractual terms and conditions.
BOOKING AND PAYMENT
After having made a reservation, the customer shall pay the advance payment (30% of the accommodation rate). The booking will be confirmed after the advance payment has been paid. After that, the customer will receive a confirmation of the booking and an invoice for the remaining part of the accommodation rate. All the remarks on the invoice will have to be made within 7 days from the invoice date. The final payment will become due six (6) weeks before the beginning of the holiday.
The person making the reservation will have to be of age. For minors to be accommodated without a guardian, the guardian’s written commitment is to be submitted to Lomatähdet before the commencement of the accommodation. A key will be surrendered only for paid reservations.
In case the payments and payment periods are neglected, the booking may be cancelled without any separate notice.
If there are 30 days or less to the beginning of the reservation, the whole amount is to be paid immediately on the very same day.
CANCELLATION AND CHANGING OF A BOOKING
Cancellation must always be made in writing to Lomatähdet. If the customer cancels their booking 42 days before the commencement of the rental period, the advance payment and the final payment will be returned deducted by the cancellation fee 50 €. If the cancellation takes place later than 42 days before the commencement of the rental period, the entire rent will be charged. If we succeed in marketing the holiday resort to another customer, the advance payment will be withheld as cancellation expenses.
Cancellation is considered to be taking place at the moment when the information about the cancellation has arrived at Lomatähdet. If the customer proves that the cancellation has been made and sent to the correct address at the correct time, the cancellation will be accepted, even though it was delayed or did not arrive at all. If a booking is cancelled for the reason that the customer him- or herself or their close relative becomes seriously ill or dies, the customer is entitled to be refunded the amount paid to Lomatähdet except the advance payment. The cancellation has to be made immediately to Lomatähdet. A doctor’s certificate or another reliable report on the reason for the cancellation has to be submitted to Lomatähdet within 14 days from the cancellation. The cancellation has to be made before the commencement of the rental period. If the customer changes the holiday resort or the time of the holiday, it is regarded as the cancellation of the previous booking and as a new booking.
RIGHT OF LOMATÄHDET TO CANCEL OR CHANGE A BOOKING
In case of force majeure, Lomatähdet may cancel a booking. In that case, the customer is entitled to be refunded the entire amount paid to Lomatähdet. A cancellation may also be made without any separate notice, if the payments for a booking are not made in due time. Lomatähdet has a right to change accommodation to another apartment or cottage in same price level or to a higher price level apartmets.
SURRENDER OF KEYS
The keys of a holiday resort will be surrendered to the customer in a way the customer has agreed on with the maintenance service, not later than a day before the commencement of the rental period. STAY AT THE COTTAGE
The cottage is available to the customer in case of a week’s reservation from 4.00 p.m. on the arrival date until the noon of the departure date. The rent for the cottage includes the furniture, kitchen utensils and dishes and cutlery, mattresses, blankets, pillows, linen and towels as well as heating and lighting. During the rental period, the customer will be responsible for cleaning. The final cleaning is inclusive in the rental rate except in Saariselkä Kiela and Waskooli.
NUMBER OF PERSONS
The cottage is not allowed to be used by a number of persons exceeding the one reported. It is not allowed to use a tent or a caravan on the holiday resort site without the owner’s permission. There must be a permit for bringing pets or otherwise it always has to be agreed on separately.
COMPENSATION FOR DAMAGES
The customer is liable to compensate the damages caused to the holiday resort or the fixtures within it directly to the owner of the resort.
DISTURBANCE OR THE TERMINATION OF RENTAL AGREEMENT DUE TO A HAZARD
If the tenant does not stop causing disturbance or hazard to those present at the same or adjacent building, regardless of the notice given by the lessor or the lessor’s representative, the lessor or the lessor’s representative shall have the right to terminate the tenancy immediately. The expenses due to all the measures above will be charged from the person who has made the booking.
All the remarks and complaints pertaining to the holiday resort shall be directed immediately after the reason for the complaint has come into being to the owner or caretaker of the resort. If the matter is not fixed within 3 days, the customer may submit a written complaint to Lomatähdet in the course of a week after the termination of the booking. If the customer and Lomatähdet do not reach an understanding, the customer may submit the dispute to be settled by the Consumer Complaint Board. Complaints made afterwards will not be taken into consideration. If a damage pertaining to the resort occurs during the rental, Lomatähdet must be informed about it not later than on the termination date of the rental period. In case of damages discovered later on, an arrangement fee not less than 35 euros may be charged from the tenant, in addition to the actual compensation for the damage.
RIGHT TO CHANGE THE RATES
Lomatähdet reserves the right to rectify the errors within the price details of the brochure before signing a contract. After signing a contract, Lomatähdet has the right to increase and equally an obligation to reduce the price agreed, if there are changes in the taxes or public fees affecting the rates for the holiday services.
